We are looking for a skilled and proactive Virtual Assistant to support an HMO co-living property business.
This role requires an individual with expert proficiency in Xero accounting, strong bookkeeping skills, and a
solid understanding of data management and project organisation tools such as Asana, Excel, and Nimbus
Maps.

POTENTIAL TASKS
- Xero Accounting & Bookkeeping: Handle detailed bookkeeping and financial management using
Xero, ensuring all expenses and transactions are accurately recorded and reconciled. Keep financial
forecasts up to date and prepare financial reports. - Financial Forecasting: Build and maintain financial models in Excel and Google Sheets, ensuring
precision and regular updates to support decision-making and financial planning. - Project & Task Management: Utilise Asana to set up internal systems, manage tasks, and
streamline workflows to improve operational efficiency. - Data Management & Analysis: Gather, organise, and analyse data, supporting the property
development pipeline and other key business activities. - Property Deal Support: Assist in researching and sourcing property deals using tools such as
Nimbus Maps, building databases, and preparing information for potential property acquisitions. - Operational Support: Follow and implement Standard Operating Procedures (SOPs) to ensure
business activities are consistent and efficient. - Communication: Manage emails, appointments, and calendars, providing prompt and professional
communication to internal teams, clients, and stakeholders. - Customer Service: Provide friendly, timely responses to client enquiries, maintaining a high
standard of customer service. - Personal Assistance: Support the leadership team with ad hoc personal errands and life admin as
required.
SKILLS/EXPERIENCES REQUIRED
- Xero Expertise: Deep knowledge and hands-on experience with Xero, particularly in bookkeeping,
financial forecasting, and account reconciliations. - Excel/Google Sheets Proficiency: Ability to create and manage complex financial models and data
sets in Excel and Google Sheets. - Asana Experience: Strong proficiency in using Asana (or similar project management tools) to
organise and manage tasks, workflows, and projects. - Data Management Skills: Skilled in collecting, managing, and analysing data with attention to detail
and accuracy. - Property Sourcing & Research: Experience using property sourcing tools like Nimbus Maps and
assisting with property acquisitions and deal preparation. - Organisational Skills: Excellent time management and organisational abilities, with the capacity to
manage multiple tasks and projects simultaneously. - Process-Oriented: Strong ability to follow and improve SOPs to ensure efficiency and consistency
across the business. - Professional Communication: Fluent in written and spoken English, with a positive attitude and
professional approach to client and stakeholder interactions. - Adaptable & Tech-Savvy: Quick to learn and adopt new technologies and systems to improve the
operational processes of the business
